Our Work

Sequence
Sequence Is What Keeps a Renovation on Budget
A renovation that touches multiple rooms only stays on budget when the work is sequenced correctly.
We build the schedule in the right order and hold the trades to it, so nothing gets torn out twice.
The right order
- Demolition. Remove what is changing.
- Structural changes. Beams and framing per the engineer.
- Rough plumbing and electrical. Then inspections.
- Insulation and drywall. Closing the walls.
- Finishes. Cabinets, flooring, trim, and paint.
Living at Home During Construction?
Many homeowners stay in the house. When that is the plan, we phase the work, set up dust containment, and keep a working kitchen or bathroom available whenever possible.
Answers
Frequently Asked Questions
Can you remove a load-bearing wall?
Yes, with an engineer’s design for the beam and supports and a permit. We coordinate the engineering as part of the project.
Do I need a permit for a renovation?
Cosmetic work like paint and flooring usually does not. Structural, electrical, plumbing, and window work does. We pull the permits the work requires.
How do you price a whole-home renovation?
We walk the house, define the scope room by room, confirm selections, and give you one price for the defined scope.
What if you find hidden damage?
Older homes sometimes hide water damage or code issues behind the walls. We document what we find, explain the options, and agree on any change before proceeding.
