Our Work

The Tie-In
Where Additions Fail, and How We Prevent It
Most addition problems show up where new meets old. Done wrong, those joints leak and crack for years.
We plan the tie-in before pricing, build it in the right sequence, and match roofing, stucco, and finishes so the addition blends in.
The three critical joints
- Roof to roof. New roofing flashed and woven into the existing roof by our roofing crew.
- Slab to slab. New foundation doweled to the existing slab per the engineer.
- Wall to wall. Stucco transitions detailed to prevent cracking.

Answers
Frequently Asked Questions
Do I need a permit for an addition?
Yes. Every addition requires a building permit, drawings, and inspections. Unpermitted additions cause problems with insurance, appraisals, and resale.
Do you handle HOA approval?
We provide the drawings, product information, and documents your HOA requires and help prepare the submittal.
Can my garage be converted to living space?
Often, but it depends on your city’s parking and zoning rules and your flood elevation. We check those before you spend money on drawings.
Will the addition match my house?
That is the goal. We match roofing, stucco texture, windows, and interior finishes as closely as available materials allow.
